What landlords look for
At a landlord’s or letting agency’s inspection, attention typically lands on:
- The kitchen — the hob, oven, extractor hood, and the fridge’s interior, exterior, and the area behind it.
- The bathroom — grout, the floor drain, fixtures, and mirrors.
- Floors and skirting boards — especially corners and areas that were under furniture.
- Windows and the balcony door — always on the inside, outside where possible.
- Cabinets and storage — both the insides of cupboards and any shelving or wardrobes.
Normal wear and tear — faded paint or a small scratch on the floor, for instance — usually doesn’t justify a deduction. Dirt, stains, or forgotten belongings, on the other hand, can lead to part of the deposit being withheld to cover cleaning costs.

- All windows washed on the inside

- Balcony or terrace cleaned and cleared
- Cabinets, wardrobes, and shelving empty and wiped down
- Rubbish removed, including any attic or cellar storage unit
- All personal belongings removed from the flat
