What does estate clearing cost?
Every property is different, so we don’t use artificial standard prices. This page explains what shapes the cost and how you get a clear, competitive quote before work begins.
Why don’t we publish fixed prices?
The cost depends on the size of the home, the amount of belongings, the floor and whether there’s a lift, how much sorting is needed, and whether a final clean is also required. Two seemingly similar-sized properties can need very different amounts of work.
That’s why we don’t publish estimates on the website that would be misleading for most properties. Instead, we give every property its own written quote for the agreed scope.
What makes up the agreed quote?
Depending on the property, the quote can include:
- Clearing work
- Sorting
- Carrying
- Transport
- Recycling and waste disposal
- Agreed extras, such as a final clean
What affects the price?
- Size of the home and amount of belongings
Floor area and volume of items drive most of the work.
- Floor and lift access
A walk-up building or a cramped stairwell adds to carrying time.
- Sorting needed
Separating items to keep, sell and recycle takes longer than a straight removal.
- Final cleaning
If the property needs to be sale- or handover-ready, cleaning is agreed as part of the same quote.
- Timeline
A very tight schedule can affect how the work is arranged.
Recycling and disposal costs as part of the quote
The quote accounts for the property’s transport, recycling and disposal costs as clearly as possible in advance, alongside the agreed work.
You don’t need to work out the fees or transport arrangements for a recycling centre or waste facility yourself — they’re included in the agreed scope.

Frequently asked questions
Why won’t you give even a ballpark price?
Estates vary so much in size and volume of belongings that a ballpark figure would mislead most customers. We’d rather explain exactly what shapes the price, then give you a fixed quote for your specific property.
Can I get a quote without an in-person visit?
Often, yes. Details about the property and a few photos are usually enough for a written quote. For unusually large or complex properties, we may suggest a short visit.
Is final cleaning included in the price?
Final cleaning isn’t automatically part of every job, but it can be included in the quote where needed — just tell us the property needs to be sale- or handover-ready.
Can the price change during the work?
The agreed quote covers the scope agreed in advance. If something significantly outside that scope turns up during the work, we always agree it with you before continuing.
Can an estate get a longer payment term?
Yes — for estates we can agree an extended payment term case by case, up to 90 days, always in writing before work begins.
